Homebuyers increasingly ask AI for developer recommendations before they visit a site office. "Which builder is trustworthy in Pune?" "Who are the top residential developers in Hyderabad?" Our study found that India's real estate sector — despite massive advertising budgets and decades of brand building — is almost entirely absent from these AI conversations.
How we tested
We selected 20 developers spanning national and regional leaders — including DLF, Godrej Properties, Lodha/Macrotech, Prestige Estates, Sobha, Brigade Group, Phoenix Mills, Embassy Group, Signature Global, Mahindra Lifespaces, Kolte Patil, Piramal Realty, Tata Housing, Puravankara, Shriram Properties, Hiranandani Group, Nirlon, Rustomjee, Century Real Estate, and Embassy Office Parks.
We ran three prompt types across ChatGPT (GPT-4o), Gemini Advanced, and Perplexity:
- Buyer prompts — "which are the most trusted residential developers in Mumbai?", "best builders in Bengaluru for under ₹1 crore flat", "top real estate developers in India with on-time delivery"
- Direct prompts — "what projects has [developer] completed?", "is [developer] a reliable builder?"
- Comparison prompts — "[developer A] vs [developer B] for a 3BHK in [city] — what are the differences?"
What we found
- 14 of 20 developers never appeared in buyer-intent category queries on any engine — despite several having household name recognition in their markets.
- Of the 6 that did appear, 4 carried material errors — projects attributed to the wrong city, delivery timelines described as current for completed projects, legal disputes from years ago presented as ongoing, and subsidiary brands confused with the parent developer.
- Only 2 of 20 were both visible and accurately described — a 10% pass rate in a category where a buyer's decision involves decades of savings.
- AI answers for real estate queries skewed heavily toward news coverage — meaning developers with any high-profile controversy were described primarily through that lens, regardless of their track record on completed projects.
What the invisible 14 had in common
- Project-level marketing doesn't build brand AI footprint. Most developers' content strategy is entirely project-centric: brochures for Prestige Lakeside Habitat, landing pages for Lodha Palava, hoardings for Godrej Meridien. The developer brand entity — the entity AI would reference when a buyer asks "which builder is trustworthy?" — has almost no structured content behind it.
- Media coverage is mostly negative or transactional. The press developers generate tends to be either launch announcements (low editorial value, minimal AI recall) or regulatory/consumer forum stories (high AI recall, wrong impression). Brands that don't create positive, citable editorial content get defined by whatever AI finds — which is often not what they'd choose.
- No track-record content that AI can cite. Completed project data, delivery timelines, RERA registration outcomes, and buyer satisfaction signals exist — but not in a form AI engines can retrieve. A developer's RERA profile is useful for buyers but invisible to AI citation systems.
- MagicBricks and 99acres dominate the AI intermediary layer. When AI does answer a real estate query, it often cites aggregator content rather than developer-owned material. This means the developer's narrative is filtered through platforms they don't control.
The opportunity: Real estate is simultaneously the category where trust matters most in a purchase decision and where brand AI presence is nearly zero. An early-mover developer that builds a coherent AI entity — track record content, entity structured data, citable delivery metrics — will dominate AI recommendations in their market for years.
What to do about it
Real estate brands need to build the brand entity layer that project marketing has always skipped: structured data on the developer, not the project; citable content on delivery track record and completed units; third-party editorial coverage about the company, not just the launch.
